The Two Phases of a Home Appraisal

Phase 1: The On-Site Inspection

The physical inspection of your home typically takes 30 to 60 minutes for an average single-family property. Larger homes — over 3,000 square feet — or homes with complex features like outbuildings, pools, finished basements, or significant renovations may take 60 to 90 minutes.

During the visit, the appraiser will:

  • Measure the exterior footprint and calculate gross living area
  • Walk every room, noting condition, finishes, and features

Phase 2: The Report
